Metal Shingle Roof Cost

I would like to get a standing seam metal roof for our two-story house in West Haven, CT. There are three sections to the house; the main roof is a simple gable roof with one chimney on one side, while the other side has a valley that connects the main roof to the adjacent section. I.e. Gable and Hip combination roof – The main roof measures 30 by 40 feet in ground measurements not including the over-hangs. The adjacent section, which is the hip roof that forms two valleys on each side of the hip is a single story section of the house that ends as a simple gable. It measures 25 by 22 feet on the ground, not including the overhangs. There is also a garage addition that measures 20 by 30 feet on the ground, it is connected to the main section of the house as an end-wall section. – It is a gable roof with two sky-lights on each side of the simple gable. I am interested in pricing for a new standing seam metal roof (materials plus labor) and a metal shingles roof for the pricing comparison purposes. No tear off is needed, as we only have one layer of shingle on the house, and I was told that you can install a metal roof over shingles, without having to remove the existing asphalt shingle roof. Thanks, Bill Shields.

On average, metal roofs can last two to three times longer than asphalt shingle roofs. This means that a metal roof may well be the last roof you ever have to pay for. Should you decide to sell your property at some time down the road, metal roofing will provide a highly sought after curb appeal, and increased value in your property. Keep in mind that a recouped value of investment in metal roofing hovers above a 90% mark, which is easily twice the amount of what you would normally expect to get back for the installation of an asphalt shingle roof.

One of the main reasons for the high cost of residential metal roofing is the high cost of labor required for professional installation. That’s right, installing a metal roof is a technically involved process requiring special skills, training, experience and equipment. Unlike conventional asphalt shingle roofing, the installation of a metal roof must be carried out in a very accurately-measured and precise manner. A metal roof is not simply nailed to the roof deck like its “ugly” cousin, asphalt shingles.

With metal roofing, it is very common to go over the existing roof without tearing it off. There will typically be an air pocket between the old roof and the new roof. If the metal product is flat with less of a profile (like the Metro shingle-style), I recommend installing on top of vertical wood batten strips so the air gap will be there. A venting strip is installed at the bottom and there will be vents at the top, so the cold air can travel through and keep the roof cold throughout the winter. A cold roof means no ice dams.

So, is metal roofing worth the extra charge? If you are planning to be in your home for quite a while and you don’t want to go through the hassle of replacing it in the future (or if you have major ice dam issues), absolutely. You could pay for a metal roof once or you might end up paying for an asphalt roof twice. Paying for the metal roof once and having the advantages is a good way to go. While looking at long term effects, it can certainly make sense. But how many of us look that long term? The reason asphalt still rules the industry is the affordability. If homeowners have to choose between a metal roof or an asphalt roof along with a family trip to Hawaii, many people will say “aloha” to metal roofing and “aloha” to asphalt roofing.

Re-Roofing vs. Roof ReplacementIf you’re replacing the roof on your home with a new roof, your estimate might need to factor in the price of removing your old shingles. In some cases, you can save money by installing the new shingle over the old ones, but that’s not always an option. A new roof installed over the old one can become too heavy for the structure of the house. Plus if there are already multiple layers of shingles on the roof, not only is it a bad idea to install more shingles on top, but you may pay double the standard cost of removal.

Hi — hope you might have some advice for me! We own an historic, Greek Revival home in south-central NC. It was built in 1850 and I am unable to find original photographs of the home. We will soon be trying to replace the roof, and I would like very much to restore it as close to original as possible. Best I can determine from searching, it was likely a flat-lock tin or terne-coated steel roof. It currently has a standing seam metal roof on some areas, membrane on others. (No idea when this roof was installed!). All of it appears to have been Cool-Sealed multiple times, so it is white. At this point, I am considering either an aluminum or zinc roof, thinking it would have originally been the natural metal. So — current standing seam panels look awfully “modern” to me, so what would you recommend?? Metal shingles? Flat panels? Recommendation on aluminum vs. zinc? While I want to preserve the historical integrity of the home, I am also trying to be as cost-effective as possible, as it is a large, 6,000 sq. ft. home. Thanks so much!

When it comes to residential metal roofing, you are not only paying more for a higher quality material than asphalt shingle, but you are also paying for a more costly, professional installation that requires specialized skills, expertise, and equipment. Keep in mind that there are a number of factors that may influence your final price for a new metal roof. These include the type of metal and the roof style you choose, your geographic location, and the overall complexity of your particular roof.

Professional InstallationInstalling a roof requires a professional due to safety concerns, licensing, time and effort. This is not something you can DIY on the weekend. It’s even riskier with metal roofing because installing metal roofing requires measurement, extra time and technical background knowledge. There will need to be an underlayment, vents, trim and flashing installed. Return to TopRoofing PricesIf you choose not to install an asphalt shingle roof or a metal roof, there are various other materials to choose from. Here’s a list of some other common roofing materials, and what you need to know before installing any of them on your home exterior:
