Roof Size and SlopeMost roof painting is priced by the square foot, and so the larger your roof, the more expensive it is to paint. In addition to the size of the roof, most painters will charge more if your roof has a particularly steep grade or slope. The steeper the roof the more difficult it is to paint.

A. While it is true that TSP is a great roof cleaner, we always recommend that the roof is first powerwashed using a 3500 psi tip. This will not only remove scaling rust but will also remove loose paint. If there is any mold or algae on the roof, add some bleach to the TSP mixture. When the roof is clean, spot prime all rusted areas with a good rust inhibitive roof primer and apply 2 coats of Calbar’s Showerproof “WB” metal roof paint. This application will last for at least 10 years.

Roof Size and SlopeMost roof painting is priced by the square foot, and so the larger your roof, the more expensive it is to paint. In addition to the size of the roof, most painters will charge more if your roof has a particularly steep grade or slope. The steeper the roof the more difficult it is to paint.

Q. I am remodeling an old (circa 1918) house with a galvanized sheet metal roof of undetermined age. The roof is solid with only a few rust spots and some areas of algae/mildew. It has never had any paint or other coating that I can tell. I would like to paint it, either keeping the original silver/galvanized look, or if feasible change it to a red color that I have seen on some new metal roofs. The problem is that, checking with Home Depot and several paint stores, no one seems to know how to do this and don’t have any paint products to recommend. The closest was a Duron store where they had a white primer recommended for galvanized metal. They said I would then have to put a couple of coats of an oil-based (expensive – $30+/gallon) red paint on top of the white primer. It seems like there would be a better, less expensive route. Any product/method suggestions?

A. The very best way to paint galvanized metal. 1) Wash metal with Jasco metal etch. 1 part etch to 3 parts water. Apply with sponge in scrubbing motion. 2) Rinse metal etch off metal with clean water. 3) Make sure metal is completely dry. 4) spray metal with a shellac based primer. One coat is sufficient. This primer can be found in a spray at most paint or hardware stores. 5) Brush, roll, or spray paint with any high quality exterior paint. Apply at least 2 coats.

Another mistake many homeowners make is in thinking that once the roof is painted there are no more worries, and they don’t have to worry about that chore anymore. In fact, even after painting a metal roof it is necessary to perform a cleanup washing down the roof with a mixture of bleach, liquid detergents, and water at least once every six months. The roof should be swept clean of debris every few weeks to prevent small pests from finding a home in leaves, dead branches, or long lost golf balls. The roof should also be checked for bald spots in the paint or rough patches that should be repaired as soon as possible.

Roof Safety You cannot set up roof jacks on a metal roof as you can on a shingled one, so if you plan to paint with a brush or roller, include a safe way to reach the ridge in your plans. If the roof pitch is more than a 4:12 pitch — which means a 4-foot rise in a 12-foot span — there may not be a safe way to do this without installing permanent anchors. If you don’t want to do that, airless spraying with a 4- or 6-foot wand may be your only viable option. Even if the roof has a low pitch you should always wear slip-proof shoes when walking on it. For added security, wear a safety harness tied off with a safety line to something that can support your weight in case you fall.

Applying the Paint Apply the Sherwin-Williams paint and primer to a galvanized roof with a paintbrush or a roller specifically designed for corrugated metal. If crawling around on a metal roof in the hot sun does not sound like an ideal way to spend an afternoon, rent an airless sprayer to complete the project. Not only does a sprayer do a more thorough job than painting with a brush, it allows you to minimize the amount of time spent on the roof. If you spray, choose a windless day to paint.
