I would like to get a standing seam metal roof for our two-story house in West Haven, CT. There are three sections to the house; the main roof is a simple gable roof with one chimney on one side, while the other side has a valley that connects the main roof to the adjacent section. I.e. Gable and Hip combination roof – The main roof measures 30 by 40 feet in ground measurements not including the over-hangs. The adjacent section, which is the hip roof that forms two valleys on each side of the hip is a single story section of the house that ends as a simple gable. It measures 25 by 22 feet on the ground, not including the overhangs. There is also a garage addition that measures 20 by 30 feet on the ground, it is connected to the main section of the house as an end-wall section. – It is a gable roof with two sky-lights on each side of the simple gable. I am interested in pricing for a new standing seam metal roof (materials plus labor) and a metal shingles roof for the pricing comparison purposes. No tear off is needed, as we only have one layer of shingle on the house, and I was told that you can install a metal roof over shingles, without having to remove the existing asphalt shingle roof. Thanks, Bill Shields.

Hi — hope you might have some advice for me! We own an historic, Greek Revival home in south-central NC. It was built in 1850 and I am unable to find original photographs of the home. We will soon be trying to replace the roof, and I would like very much to restore it as close to original as possible. Best I can determine from searching, it was likely a flat-lock tin or terne-coated steel roof. It currently has a standing seam metal roof on some areas, membrane on others. (No idea when this roof was installed!). All of it appears to have been Cool-Sealed multiple times, so it is white. At this point, I am considering either an aluminum or zinc roof, thinking it would have originally been the natural metal. So — current standing seam panels look awfully “modern” to me, so what would you recommend?? Metal shingles? Flat panels? Recommendation on aluminum vs. zinc? While I want to preserve the historical integrity of the home, I am also trying to be as cost-effective as possible, as it is a large, 6,000 sq. ft. home. Thanks so much!

One of the main reasons for the high cost of residential metal roofing is the high cost of labor required for professional installation. That’s right, installing a metal roof is a technically involved process requiring special skills, training, experience and equipment. Unlike conventional asphalt shingle roofing, the installation of a metal roof must be carried out in a very accurately-measured and precise manner. A metal roof is not simply nailed to the roof deck like its “ugly” cousin, asphalt shingles.

Roof Estimates & CostEstimating the size of a roof is crucial in the next step of the roofing process: materials. If you get the measurements wrong, materials could cost you up to two to three times more because you buy too much or too little. Precision is crucial in this process to ensure you estimate the right amount on materials and accessories in the installation process. Be sure you double-check with the roofing professional on the measurements before moving forward in the roof installation process. Return to TopMetal Roofs vs. Asphalt ShinglesWhen you’re choosing what kind of material to install on your roof, two popular options recommended by roofing professionals are metal and asphalt shingles. These are very common in the United States, especially asphalt shingles. Asphalt shingles are seen on at least 70% of homes in the United States because they’re affordable, easy to install and don’t cost as much to repair as other materials. However, metal roofing is growing more popular because of its energy efficiency and cooling ability.

Re-Roofing vs. Roof ReplacementIf you’re replacing the roof on your home with a new roof, your estimate might need to factor in the price of removing your old shingles. In some cases, you can save money by installing the new shingle over the old ones, but that’s not always an option. A new roof installed over the old one can become too heavy for the structure of the house. Plus if there are already multiple layers of shingles on the roof, not only is it a bad idea to install more shingles on top, but you may pay double the standard cost of removal.

The 29, 26, and 24 metal roofing gauge is a measurement of the thickness of the metal, but it’s important to remember that the metal increases in thickness as the gauge numbers decrease. Union offers several gauge options for metal roofing. Listed in order from thinnest to thickest, they are: Utility metal roofing Econ 29 gauge metal roofing 29 gauge metal roofing 26 gauge metal roofing 24 gauge metal roofing

Therefore, I am leaning toward a metal roof. I have a fairly good estimate for Galvalume Steel, 24 or 26 gauge standing seam material. I am almost ready to contract for this. My main concern is whether a metal roof, beyond the other advantages, will prevent raccoons and other pests, such as squirrels from destroying my roof again?

Calculate a Roof’s AreaTo calculate the area of your roof, you need to multiply the length and width of your roof to get a rough estimate. Use a tape measurer to measure the length and width and then multiply to get the area. You can also get a rough measurement by measuring one floor of your home. So for example, if a single floor of your home is roughly 1,200 square feet, that means your roof might be around that square footage as well.

Professional InstallationInstalling a roof requires a professional due to safety concerns, licensing, time and effort. This is not something you can DIY on the weekend. It’s even riskier with metal roofing because installing metal roofing requires measurement, extra time and technical background knowledge. There will need to be an underlayment, vents, trim and flashing installed. Return to TopRoofing PricesIf you choose not to install an asphalt shingle roof or a metal roof, there are various other materials to choose from. Here’s a list of some other common roofing materials, and what you need to know before installing any of them on your home exterior:
