I would like to get a standing seam metal roof for our two-story house in West Haven, CT. There are three sections to the house; the main roof is a simple gable roof with one chimney on one side, while the other side has a valley that connects the main roof to the adjacent section. I.e. Gable and Hip combination roof – The main roof measures 30 by 40 feet in ground measurements not including the over-hangs. The adjacent section, which is the hip roof that forms two valleys on each side of the hip is a single story section of the house that ends as a simple gable. It measures 25 by 22 feet on the ground, not including the overhangs. There is also a garage addition that measures 20 by 30 feet on the ground, it is connected to the main section of the house as an end-wall section. – It is a gable roof with two sky-lights on each side of the simple gable. I am interested in pricing for a new standing seam metal roof (materials plus labor) and a metal shingles roof for the pricing comparison purposes. No tear off is needed, as we only have one layer of shingle on the house, and I was told that you can install a metal roof over shingles, without having to remove the existing asphalt shingle roof. Hi — hope you might have some advice for me! We own an historic, Greek Revival home in south-central NC. It was built in 1850 and I am unable to find original photographs of the home. We will soon be trying to replace the roof, and I would like very much to restore it as close to original as possible. Best I can determine from searching, it was likely a flat-lock tin or terne-coated steel roof. It currently has a standing seam metal roof on some areas, membrane on others. (No idea when this roof was installed!). All of it appears to have been Cool-Sealed multiple times, so it is white. At this point, I am considering either an aluminum or zinc roof, thinking it would have originally been the natural metal. So — current standing seam panels look awfully “modern” to me, so what would you recommend?? Metal shingles? Flat panels? Recommendation on aluminum vs. zinc? While I want to preserve the historical integrity of the home, I am also trying to be as cost-effective as possible, as it is a large, 6,000 sq. ft. home. Thanks so much!

One of the main reasons for the high cost of residential metal roofing is the high cost of labor required for professional installation. That’s right, installing a metal roof is a technically involved process requiring special skills, training, experience and equipment. Unlike conventional asphalt shingle roofing, the installation of a metal roof must be carried out in a very accurately-measured and precise manner. With metal roofing, it is very common to go over the existing roof without tearing it off. There will typically be an air pocket between the old roof and the new roof. If the metal product is flat with less of a profile (like the Metro shingle-style), I recommend installing on top of vertical wood batten strips so the air gap will be there. A venting strip is installed at the bottom and there will be vents at the top, so the cold air can travel through and keep the roof cold throughout the winter. A cold roof means no ice dams.

Don or Karen Allen More than 1 year ago We selected Penn-Ohio Roofing to replace our very large roof.  Dustin Galub gave us an estimate and a start date.  He managed to work us in early on a 3 day job and workers worked from 8 AM to 8 Pm to beat the approaching rain storm.  They did a very good job of cleanup and the roof and gutters look perfect.  I would use them again! Could someone find out about this and pass it along please. james smith More than 1 year ago metal roofs have much more knowledge needed to install then shingles. make sure if you choose a metal roof that you use someone who has done it many time before. its best if that is all they do. there is many different modifications they can do to the sheets and trims them self that will make it a adhesive free. witch means longer life.
