Labor Cost To Install Metal Roof

I would like to get a standing seam metal roof for our two-story house in West Haven, CT. There are three sections to the house; the main roof is a simple gable roof with one chimney on one side, while the other side has a valley that connects the main roof to the adjacent section. I.e. Gable and Hip combination roof – The main roof measures 30 by 40 feet in ground measurements not including the over-hangs. The adjacent section, which is the hip roof that forms two valleys on each side of the hip is a single story section of the house that ends as a simple gable. It measures 25 by 22 feet on the ground, not including the overhangs. There is also a garage addition that measures 20 by 30 feet on the ground, it is connected to the main section of the house as an end-wall section. – It is a gable roof with two sky-lights on each side of the simple gable. I am interested in pricing for a new standing seam metal roof (materials plus labor) and a metal shingles roof for the pricing comparison purposes. No tear off is needed, as we only have one layer of shingle on the house, and I was told that you can install a metal roof over shingles, without having to remove the existing asphalt shingle roof. Thanks, Bill Shields.

Labor Cost To Install Metal Roof

One of the main reasons for the high cost of residential metal roofing is the high cost of labor required for professional installation. That’s right, installing a metal roof is a technically involved process requiring special skills, training, experience and equipment. Unlike conventional asphalt shingle roofing, the installation of a metal roof must be carried out in a very accurately-measured and precise manner. A metal roof is not simply nailed to the roof deck like its “ugly” cousin, asphalt shingles.

With almost as many variables as there are metal options, it can be very challenging to prepare a budget for installing a roof. In the case of a re-roof project, preparing the existing roof for the new metal can involve creating access, removing the existing roof covering, repairing damaged structure and carpentry, and then finally installing the new metal roof. Choice of installer will impact the final price significantly as well. From doing it yourself to hiring a full-service, well-equipped roof contractor the installation prices can range from nothing to over $15 a square foot.

As a homeowner, it is vital that you look at the total cost of the installation rather than just the price of the raw materials. Labor costs can easily make up a larger percentage of the total cost than the metal itself. This is not to say that metal roofs are expensive to install. On the contrary, if you decide to install a new metal roofing system over the existing roof, the costs can be quite manageable. However, a more thorough job that involves stripping off the old roof completely, will definitely tip the scales towards a more costly direction. Note that taking a big-picture look at the costs also means thinking about the overall longevity and energy efficiency of a newly installed roofing system.

Hi — hope you might have some advice for me! We own an historic, Greek Revival home in south-central NC. It was built in 1850 and I am unable to find original photographs of the home. We will soon be trying to replace the roof, and I would like very much to restore it as close to original as possible. Best I can determine from searching, it was likely a flat-lock tin or terne-coated steel roof. It currently has a standing seam metal roof on some areas, membrane on others. (No idea when this roof was installed!). All of it appears to have been Cool-Sealed multiple times, so it is white. At this point, I am considering either an aluminum or zinc roof, thinking it would have originally been the natural metal. So — current standing seam panels look awfully “modern” to me, so what would you recommend?? Metal shingles? Flat panels? Recommendation on aluminum vs. zinc? While I want to preserve the historical integrity of the home, I am also trying to be as cost-effective as possible, as it is a large, 6,000 sq. ft. home. Thanks so much!

The actual price for a metal roof can vary quite a bit depending on your home’s geographic location. The cost of labor varies greatly in different states across the US. If you live in an expensive area such as New York City or San Francisco, the cost of labor for a roofing contractor will be a lot higher than in cities with a lower-cost of living, such as Memphis or Louisville. Knowing this, it is critical to try not to cut corners by saving on the cost of installation and trusting the job to an inexperienced roofing contractor who may be willing to give you a lower price.

It’s a well known fact that metal roofs have always been somewhat expensive compared to the far more widespread composition (asphalt) shingle roofs. — This is mostly due to a much higher base cost of both, materials and labor. The cost of labor is a major factor affecting the cost of metal roofing, with an often tedious installation process requiring a high degree of precision, and hence well-trained installers, with specialized tools and equipment. The difference in cost can also be partly attributed to a simple supply and demand.

For the people looking for pricing on Flat Roofs like EPDM , TPO , PVC , the price starts with the system your taking off and what type of beck is there. If you have a structural concrete deck the price will go up on the removal process. If it’s a metal deck then the cost will go down. This is the same for labor cost to install the ISO board it’s cheaper to install over a metal deck (no pre drilling). the cost of tapered insulation is much higher then flat ISO. So it’s in posable to have a basic price per SQ every job is different. Copper standing seam as a rule on new construction using 20oz copper 8/12 pitch and Grace underpayment on the deck will average 800 per sq. Hand split cedar white cedar or red with grace underpayment and 30lb felt at each coarse will be 700-825 sq. By the way if you need someone on the Internet to give you prices your really not ready to tackle these types of projects. The comments I have made above are just my opinions and should not be used in any estimating.

When it comes to residential metal roofing, you are not only paying more for a higher quality material than asphalt shingle, but you are also paying for a more costly, professional installation that requires specialized skills, expertise, and equipment. Keep in mind that there are a number of factors that may influence your final price for a new metal roof. These include the type of metal and the roof style you choose, your geographic location, and the overall complexity of your particular roof.

Metal roofing is considered a “cool roof” material by the United States EPA. No matter what color the roof is, it will reflect solar heat and prevent heat gain in the summer. This is ideal for warm climates as it can reduce the cost of air conditioning. Of course, painting the roof a lighter color will produce a better result. Standing seam metal roofing can withstand a beating from violent winds and rain. It is fireproof and resistant to mold, water damage and other environmental concerns that plague homeowners. It also easily sheds snow and ice. Warranties are generally 50 years to life.
